I did grab a nice button back leather office chair yesterday that matches your furniture at a downsizing auction in Foresthill for an absolute steal. Picking it up Thursday.

Take a trip to Turkey or Tunisa , they have a lot rugs there for a good price   ;D

The missus grew up pretty poor, and her family lived in a crap townhome with crap furniture.  When we bought the house we have now (19 years ago, holy fack) I had some furniture custom made.  I wanted some really high quality pieces that would last generations if we wanted them to.

One is our home office desk.  It's sold cherry, and the drawers are all jointed construction, and so on.  The paneling adds some old world charm.





We had a behind-the-sofa table done too.  No metal construction, so no nails or screws...



And a Morris style chair as well, crafted too without any nails or screws.





We also have a bedroom set with a Shaker-style four poster bed and a few other pieces, but no pics, yet.  (I don't feel like making the bed, maybe tomorrow...)

Moving to a bigger house with many more rooms to furnish.  I will need some tips and links.   Because I can't afford to have it custom made.  Finally the kids are at a stage that I don't mind buying stuff that is good quality.

Tried to sell the house with Comfree for 3 weeks.  I did have about 12 couples come through.  Listed it $620 the first week, then adjusted to $610, as a house with the similar upgrades and layout was on sale for $610.  No offers.  As I have already purchased a house, I need mine to sell.  With the higher interest rates compared to last year, the new rules, and the slower season (winter), it was tough.

So we signed with a Remax agent on Friday March 2nd.  On the Monday March 5, the photographer came to take pictures so it could be relisted again.  It was on Realtor for Tuesday March 6.  After a view personal visits, and 2 offers, the house sold on Friday March 9th for $605k, with a closing of my choosing (May 24th) upon inspection (it passed the inspection yesterday). 

Happy with the video tour they did, barely recognize the house

I've had a lot of luck over the years at Home Sense, you can find some really high quality pieces at reasonable prices, and some mid range quality that looks high end for cheap.  But you have to go often, and you can't hesitate because it will likely be gone if you go back.

Since you're in Burlington, head over to Cornerstone in Cambridge (it's on Main Street).  An interior designer friend recently took me there and my first thought walking in was ":censor: no, this is going to be WAY too expensive" but the prices are more than reasonable for high end stuff, plus they have good sales.  Be prepared to spend some time though, it's a big store and packed with so many unique items.

AB, I don't think going a month earlier, without repairs, would've helped anything...the market wasn't any stronger a month ago, and much like selling a car, if people can visualize themselves moving right in (or driving it in the case of a car) without any major repairs or down-time it's a lot easier to separate them from their money.

I know the next house we buy will need to be relatively 'move in ready', aside from paint and simple things, my tolerance for big renos is nil.

In the last year we have only done added a new vanity to the powder room (2 months ago), painted (6 weeks ago), and remove the brick around the fireplace (6 weeks ag).  All other upgrades were done over the 7 years of owning the house.  We did it for mostly for us, not for resale (but I am sure it helps). 

Waiting till Spring was not an option.  We move into the new house in May. 

What I wanted, was to move Spring 2017.  We were 90% there, had an offer on the house we wanted.  But the next morning, we withdrew the offer (as per my wife).  Would have made a HUGE difference.  Not just the house market.  But with school registration.  Major headache right now with that.

Our house is a nice size for two

townhouse 1 = 16 months.  townhouse 2 = it would be 8 years in August.  Good size for 3 people.  4 is a little tight.

Happy to hear the house is sold!!  And decent price!

... But sucks that comfree didn't work out and a realtor showed his/her worth (at a significant expense).  When we sell, were using our same agent because we love her... But I rue the day when I see her commission come out of the amount we get..
