Yes wood changes very fast with sun exposure. The tone change is incredible. Cherry goes from almost white to a deep rich well "cherry" hue in about a year. This may have been two batches of wood and one was left out in the sun for awhile. Here is a photo from a floor installed 12 years ago. Part has been covered with an area rug. This is a room with a north facing window. Imagine what the sun does to your skin at full exposure..

There's quite a difference in warranty's for prefinished hardwood flooring. We had Satin finish product installed in our place and it comes with a 30 year guaranty against fading.

Our wood floors are cherry wood and I love them - the colour change is awesome.

Depending on how big the room is it might be easier to just refinish them.  Plus, they will have to make sure the new flooring matches.  Something they clearly struggle with.

Is it actually advisable to refinish these factory/engineered floors?  My impression was they weren't really designed to have that done.   Though I guess it's theoretically possible?

3/4" red oak with a cherry stain and yes, UV coated. Satin Finish no longer stocks this color nor do they offer any of their hardwood now with the same top coat thickness/finish. I had the upstairs done last year and used the same brand and custom ordered the matching stain but they could not provide the same finish so the finished floors don't have the same reflectance.

You can always hire an architectural firm to do an inspection , I have not seen any home inspection that are worth the money

Probably pass code ,
would the builders architect do an inspection for  occupancy ?

On commercial jobs the city always wants the letters from architect and mech/ elect  engineer before they sign off jobs
