you guys obviously missed the winks after my comment.  I haven't done anything over 1 million.  Did 3 deals last year that were in the high 900K's but the 7 figure digit eludes me. 

Also 5% would only apply if you represent both buyer and seller in the same transaction (Something I won't do)..... otherwise it's 2.5%.....

I still don't get the whole realtor commission thing, even 2.5% of say a $600K house is $15K.  If you sold one a month that would be $180K p.a., is that what a good realtor would be on?  I see them all claiming poverty!  :rofl2:

I think the agency takes like a monstrous cut. About 40% or something?

Our real estate costs are prohibitive.  To market a property effectively you are looking at at least $500 minimum and that's not including time.  Next is our mandatory professional fees which are in the thousands of dollars.  Also the brokerage takes anywhere from 5% to 30% of a transaction's commission... plus a franchise fee that's usually around $400 per month and a per transaction fee on top of everything else.  Also advertising fees from the brokerage.  Also Cellular bill is around $130 per month which mostly is spent on client calls.  No benefits, no pension and lots of income tax.  I grossed over 6 figures last year and by the time all the fees and costs were taken out I brought home under 60K. 

By all means I'm not crying poor but over head is very high, if not too high in the business.  I often wonder if it's time to go out on my own and become a broker. :D    In defense of some realtors.... some of us work very hard for our money and go the extra mile.

Anyways... I ended up purchasing another TL with tech.
