It may be best to buy a beater, as any car loan will count again u when you try to get a mortgage

I'd deal with insurance first - I know a guy who came from China - they didn't accept his driving record so he paid $6k a year insurance on a new Honda van  :o

What about taking over a car through leasebusters.ca?

Are they as stringent for lease changeovers?

I think there is little risk of property depreciation in Waterloo.

...because there's none to begin with?  ;D  can't resist.

Waterloo isn't suffering as much as most, RIM, Google, Sybase and others are still bringing loads of people into the area.

Reminds me to a certain extent of them oil rich starter cities in Alberta. Over inflated price lead to bust. Sorry just messin' with your brain.

KW is just kind of holding it's own.  Industrial and manufacturing base continues to erode significantly, but the financial and tech sectors are pretty strong.  If you see a significant devaluation there then it's gonna be nasty everywhere else.
